Sod Types We Install in North Texas
Which grass is right for your yard? Here is what we recommend for Dallas area homeowners.
Bermuda Grass
Most Popular in the Dallas AreaThe workhorse of Texas lawns. Bermuda thrives in full sun, stands up to heavy foot traffic, and recovers from heat and drought better than almost any warm season grass. It spreads aggressively through runners and stolons, filling in bare spots on its own. Its fine to medium blade creates a dense, uniform turf that mows cleanly at lower heights. Bermuda goes dormant and turns brown in winter, greening back up reliably each spring.
St. Augustine Grass
Best for ShadeThe go to choice when your yard has mature trees or partial shade. St. Augustine produces a thick, carpet like lawn with a coarse, emerald green blade that feels soft underfoot. It handles shade far better than Bermuda, thriving with as little as 4 hours of direct sunlight. Requires more water and a higher mowing height, but rewards you with a lush, tropical looking lawn. Common cultivars in our area include Raleigh, Palmetto, and Floratam.
Zoysia Grass
Premium ChoiceThe luxury lawn. Zoysia grows slowly, which means less mowing, and forms a tight, carpet like turf with fine blades that feel like walking on a putting green. It handles full sun and light shade equally well, tolerates drought once established, and chokes out weeds naturally through its dense growth habit. Zoysia costs more upfront but saves time and money long term through lower maintenance. It holds its green color longer into fall and greens up earlier in spring than Bermuda.
Artificial Turf
Zero MaintenanceModern artificial turf looks and feels remarkably real, and it never needs mowing, watering, or fertilizing. We install it over a professionally compacted drainage base so it drains quickly and stays clean. Perfect for pet runs, putting greens, side yards with deep shade where grass will not grow, or homeowners who travel frequently. With a 15 to 20 year lifespan and zero water bills, it pays for itself over time in many applications.
Not sure which to choose? We will walk your property at no charge and recommend the right variety for your specific yard.
Our Installation Process
Tap each step to learn more
We start by walking your property with you to understand your vision, sun exposure, traffic needs, and budget. Our team measures the area precisely, evaluates drainage and existing conditions, and recommends the best sod variety for your yard. Bermuda for full sun, St. Augustine for shade, or Zoysia for a premium low maintenance lawn. You receive a flat, written quote with transparent pricing so there are no surprises when work begins.
Proper preparation is the foundation of a lawn that lasts. We strip existing grass and weeds with a sod cutter, till the top 2 to 3 inches of soil, and amend North Texas clay with quality topsoil or compost where needed. The area is then graded to direct water away from your foundation and eliminate low spots. Before laying, we apply a phosphorus rich starter fertilizer to feed roots from day one.
Fresh sod is cut at the farm the morning of your install and delivered directly to your property. Never sitting on a pallet losing viability. Our crew lays each roll in a staggered brick style pattern with tight seams, cuts clean curves around beds and walkways, and passes a lawn roller over the entire installation to press sod firmly into the soil and eliminate air pockets. Before we leave, your new lawn receives a deep first watering and you receive our written 30 day watering and mowing guide. Every sod installation includes a follow up check in and our workmanship guarantee.
The first 30 days determine whether your sod thrives or struggles. We provide a clear printed schedule. Days 1 to 7, water 2 to 3 times daily to keep soil constantly moist. Days 8 to 14, transition to once or twice daily with deeper watering. Days 15 to 21, reduce to once per day for 30 to 40 minutes to push roots deeper. Days 22 to 30, establish a normal rhythm of deep watering every 2 to 3 days. Follow the schedule and your lawn will root successfully.
Your 30-Day Sod Watering Schedule
90 percent of sod failures happen because of watering mistakes in the first month. Follow this schedule closely.
Keep Soil Constantly Moist
Water 2 to 3 times per day for 15 to 20 minutes each session. Sod should feel like a wrung out sponge. Never dry, never standing in water. Best times are early morning, midday, and late afternoon. Lift a corner to check. The soil underneath should be dark and damp.
Transition to Deeper Watering
Reduce to once or twice daily, but water longer, about 20 to 30 minutes per session. The goal is moisture 2 to 3 inches deep into the soil. You should start seeing roots beginning to grip. Give a gentle tug to check.
Encourage Deep Root Growth
Drop to once per day, 30 to 40 minutes. Slightly drier conditions between waterings push roots to grow deeper, searching for moisture. This is exactly what you want. The lawn may look slightly stressed between waterings, and that is normal.
Establish a Normal Rhythm
Water every 2 to 3 days with a deep, long soak of 45 minutes or more. By now your sod should feel firmly rooted. Give it a tug, and if it resists pulling up, you are officially done with new sod care and on a normal schedule.
Sod vs. Seed: Which Is Better?
Side by side comparison for Dallas area homeowners.
| Factor | Sod | Seed |
|---|---|---|
| Time to Full Lawn | Same day | 3 to 6 months |
| Erosion Control | Immediate | Months to establish |
| Weed Competition | Minimal, dense mat | High, bare soil invites weeds |
| Upfront Cost | Higher | Lower |
| Install Season | Year round | Narrow windows only |
| Foot Traffic | 2 to 3 weeks | 2 to 3 months minimum |
| Success Rate | Very high with watering | Variable, birds, rain, heat |
| Clay Soil Performance | Strong, mature roots | Struggles in dense clay |
| Curb Appeal | Instant green | Patchy for months |
Seed costs less upfront, but in North Texas clay soil with our extreme heat, sod has a dramatically higher success rate.
Best Time to Install Sod in Texas
We install year round, but timing affects how quickly your lawn establishes.
Spring (March to May)
Best SeasonWarm soil temperatures and spring rains create ideal rooting conditions. Bermuda and Zoysia come out of dormancy and establish rapidly. Most residential installs root fully within 2 to 3 weeks during spring.
Summer (June to August)
Good, Extra Watering NeededSod roots fastest in warm soil, but Dallas area heat above 100 degrees increases stress and water demand. Summer installs succeed when you follow the watering schedule strictly. We recommend early morning watering and keeping sod moist through midday heat.
Fall (September to November)
Excellent SeasonCooler air with still warm soil is the perfect combination. Less watering is needed, and sod roots deeply before winter dormancy. Fall installations often produce the strongest lawns come spring because roots have months to establish without heat stress.
Winter (December to February)
Possible, Dormant InstallSod goes dormant and turns brown in winter, but roots continue to slowly establish underground. Winter installs are great for new construction timelines or if you want a head start on a green spring lawn. Less watering is needed, and costs are sometimes lower due to reduced demand.
Built for North Texas Clay Soil
Dallas area clay soil is notoriously tough on lawns. It drains poorly when wet, cracks wide open during drought, and pools water during heavy storms. After 25 plus years working in the Dallas area, we know exactly which amendments, grading techniques, and grass varieties perform best in this soil. Every installation includes soil assessment and preparation specifically engineered for North Texas conditions. Not generic practices from other regions.
We do not skip soil prep. Laying sod directly onto compacted clay is the number one reason lawns fail in our area. Our process includes tilling, amending, and grading. The steps that turn a one year lawn into a ten year lawn.
Sod Installation Cost in the Dallas Area
Transparent pricing. Here is what goes into your quote.
Grass Variety
Bermuda is the most affordable option. St. Augustine costs more due to higher farm prices and the specialized cultivars needed for shade tolerance. Zoysia is the premium option. Slower growing at the farm means higher per pallet cost, but lower long term maintenance.
Bermuda $1.50 to $2.00 per sq ft installed. Zoysia $2.25 to $2.75 per sq ft installed.Site Preparation Needs
A flat, clean yard with good soil needs minimal prep. A yard with existing grass or weeds to strip, heavy clay requiring amendment, grade issues, or root filled soil near trees takes more time and material. We include all necessary prep in every quote. It is never a surprise add on.
Total Square Footage
Larger yards benefit from volume pricing on sod pallets and more efficient crew time. A 1,000 square foot front yard costs proportionally more per square foot than a 5,000 square foot full yard install because of minimum delivery and setup time.
Access and Layout
Straight, open yards install faster. Yards with narrow gates, steep slopes, lots of curves around beds and trees, or limited truck access require more hand carrying and custom cutting, which adds labor time.
Drainage or Grading Work
If your yard has standing water, slopes toward your foundation, or has uneven low spots, we address these before sod goes down. Proper drainage is critical in North Texas clay. Skipping it leads to root rot, dead spots, and foundation issues later.
Every quote includes a free on site visit, precise measurements, and a flat written price. No hourly rates, no vague estimates.

Sod Installation FAQ
Most residential sod installations are completed in 1 day, including old lawn removal, soil prep, laying, and rolling. Larger properties or yards that require heavy regrading or drainage work may take 2 days. We provide a detailed timeline during your consultation so you know exactly what to expect.
Installed sod in the Dallas area typically runs between $1.50 and $2.75 per square foot depending on the variety, site prep required, and total square footage. Zoysia and St. Augustine cost more than Bermuda. We provide flat written quotes after measuring your yard. No vague per hour pricing.
Spring (March through May) and early fall (September through October) are ideal because warm season grasses root fastest then. That said, we install year round successfully. Summer installs just require more diligent watering, and winter installs go dormant but continue to root through cool months.
We stand behind our workmanship. If you follow our watering schedule and see problem areas in the first weeks, contact us and we will come assess at no charge. In most cases issues trace back to a fixable watering or drainage factor.
Warm season grasses like Bermuda, Zoysia, and St. Augustine are specifically built for North Texas. Once established, they handle intense summer heat, drought cycles, and mild winters far better than cool season varieties. We use proper soil preparation engineered for our expansive clay soils to ensure long lasting root health.
Short version. Heavy sun with kids and pets, choose Bermuda. Mature trees and shaded areas, choose St. Augustine. You want the nicest looking, lowest maintenance lawn and are willing to pay a premium, choose Zoysia. We will walk your yard at no charge and recommend based on your actual conditions.
Limit foot traffic for the first 2 to 3 weeks. Light walking for watering checks is fine, but avoid play, pets running, mowing, or parking on it until sod has rooted. A gentle tug on a corner that resists pulling up means your lawn is ready.
Yes. We are experienced with HOA requirements throughout the Dallas area. We can provide documentation including grass variety specifications for your HOA submission. Our goal is to make the approval process as smooth as possible.
Yes, and we handle it. Laying new sod over existing grass or weeds creates an air layer that prevents proper root to soil contact. Old grass and weed roots also compete for water and nutrients. Proper removal is included in every quote. It is not an upsell or optional step.
Absolutely, and we strongly recommend having one, especially in summer. If you have an existing irrigation system, we mark all heads before stripping old grass so they are protected during prep. If you are planning a new system, we can coordinate timing with your irrigation contractor so everything lines up.
When our watering schedule is followed, sod takes successfully in the vast majority of cases. If you notice problem areas in the first few weeks, contact us. We will come assess at no charge. Most issues trace back to a fixable watering, drainage, or shade factor.
An oscillating sprinkler on a hose works well for most yards. For larger areas, you may need two or three sprinklers rotated across zones. The key is full, even coverage. No dry edges, no missed corners. We can help you map out a manual watering plan on install day based on your specific yard layout and hose bib locations.
Yes. Bermuda, Zoysia, and St. Augustine are warm season grasses and go dormant (turn brown) when temperatures drop below 50 to 55 degrees consistently. This is completely normal and not a sign of a dead lawn. The grass is alive underground and will green back up each spring. Zoysia holds its color longest into fall and greens up earliest in spring.
We apply a starter fertilizer during installation. After that, wait 4 to 6 weeks before applying a standard lawn fertilizer. The sod needs time to root before it can handle additional nutrients. We recommend a slow release nitrogen fertilizer once per season (spring, summer, early fall). Over fertilizing new sod can burn roots and cause more harm than good.
Yes. The sod we install is farm grown without pesticides that would be harmful after installation. We do ask that kids and pets stay off new sod for the first 2 to 3 weeks so roots can establish without being torn up. After that, the lawn is fully ready for play and everyday use.
Yes. We regularly install sod throughout the Dallas area. Give us a call and we will confirm we service your specific location.
